Bridgwater On The Brink of a Housing Boom
12 May 2011
Bridgwater is poised to emerge as a new hot spot for home builders, according to South West land agents CJH Land.
The firm’s Matthew Hiles says the town has been overlooked for development in the past few years, but all that is starting to change with Bridgwater having a potent mix of land availability and great potential.
He said: “Some of the more popular towns along the M5 corridor such as Portishead, Clevedon and Weston-super-Mare have experienced significant development in recent years. Each of these towns is constrained by the sea on one side and the M5 on the other so there is a limit to how much development can take place. Traffic can also be very heavy at peak times around the motorway junctions in these towns.
“However Bridgwater is not constrained by the sea and it has two motorway junctions which is of great benefit in reducing congestion at peak times.”
Since the closure of the town’s docks in 1971 and the Courtaulds Cellophane factory in 2005 Bridgwater has experienced a downturn in its fortunes.
But with Morrison’s new £95 million regional distribution centre being built and the proposed Hinkley Point C power station on the horizon jobs and demand for housing is about to rise.
Said Matthew Hiles: “The distribution centre and food preparation facility will create 2,650 jobs and those people will need. The power station will be the biggest development ever seen in the region with 3,500 construction workers.
“With thousands of people relocating to the area from all over Europe there will be a huge demand for new homes.”
Bridgwater’s prime strategic location on a major north/south communication route is also in its favour, says Matthew.
“The two exits on to the M5, something the other major towns in the region don’t have gives Bridgwater a major advantage and potentially each of these opens up land for development.
Further afield the proposed new £600-million deep-sea harbour at Avonmouth will also have a beneficial effect on the town’s fortunes.
“With its good motorway connections Bridgwater could see firms competing for prime sites for warehouse and distribution in the area.
“Bridgwater used to have the feel of a bit of a back water and a secondary location, partly due to the smell created by the cellophane factory. I think people see Bridgwater in a much better light today and many developers are keen to build in the locality as there is a lot of activity now and for the future.”
